    1) As a full-time graduate student, am I guaranteed on-campus housing when I submit an application for housing?

    No, there are no guarantees as demand for on-campus housing far exceeds supply.

    2) May I continue residing in graduate housing if I convert my full-time candidature to a part-time basis or terminate my candidature?

    No, you may not. On-campus graduate housing is meant for full-time graduate students only.

    3) Will I get to reside in the same room throughout the lease period?

    ISC and the Office of Facilities Planning and Management (OFPM) reserve the right to relocate residents from one room/ apartment to another for renovation works or regrouping purposes.

    4) I have been reserved housing at Nanyang Valley but prefer Nanyang Heights. How do I request a change?

    Please obtain written consent from ISC and pay an administrative fee of $100 for a room transfer to take effect. Note that ISC normally gives consent for such changes for medical reasons only. Those who exchange their rooms without consent will be evicted, fined $150 and have their deposit forfeited.

    5) Must I pay rent during the vacation period or when I am out of Singapore e.g., for a holiday?

    Yes, rental is required throughout the period of your lease.

    7) Can I choose my roommate?

    We will try but cannot guarantee accommodating all such requests.

    8) Is graduate housing wheelchair-friendly?

    The wheelchair-accessible lifts in Graduate Hall stop at all levels.

    9) How do I extend my stay when my tenancy ends?

    Extensions are not possible as demand for housing greatly exceeds supply.

    10) How do I connect to the Internet from my room/ apartment?

    You will need your own computer/ laptop and related equipment, for e.g., a modem and cables, which you may purchase on campus at Eight Flags Computer Systems and Supplies.

    11) Are meals provided??

    No. However, the eateries on campus should cater to your meals. You may also purchase groceries from our on-campus supermarket to prepare your own meals. Please see meals and amenities on campus. Alternatively, take a ride on bus no. 179 or 199 to Boon Lay bus interchange and visit Jurong Point, a shopping centre next door, for its supermarkets, and various food and beverage outlets.

    12) How much do I pay to use the coin-operated washing machines?

    It costs $1.

    13) Are there items I should purchase?

    Depending on your personal needs, you might need to purchase items such as:

    • bed linens, pillows and a mattress protector
    • electrical appliances such as computer/laptop, kettle, iron
    • utensils and cutlery
    • telephone with connection/ service subscription
    • toiletries
    • household pest control items
    14) When after I check out will I receive my rental deposit?

    Assuming you have returned your keys, your rental deposit will be refunded by the Office of Finance within six weeks of your check-out date less any additional cleaning or repair costs.

    If you are returning to your home country after check-out, please ensure you provide all required details completely and accurately in the online vacate notice so that the Office of Finance may tele-transfer (TT) your deposit into your nominated overseas account. You are liable for the cancellation charges of the transfer if you fail to receive the cheque due to an incorrect or incomplete address.

    If you will still be residing in Singapore after you check out, please provide your new mailing address for the cheque to be sent to you. You will be liable for the cancellation charges for the cheque if you fail to receive the cheque due to an incorrect or incomplete address. The Office of Finance does not accept on-campus mailing addresses such as the address of a laboratory or another room address in graduate housing. If you have yet to secure off-campus housing, you may nominate a friend or relative to receive the cheque at his or her address.


    Off-campus housing


    1) What is “HDB”?

    “HDB” refers to the Housing Development Board – the authority in Singapore for public housing.

    2) Which is cheaper to rent? Public or private housing?

    Public housing (i.e. HDB housing) is generally cheaper to rent, all things being equal. Refer to these websites for further information:

    3) What are the usual terms for a tenancy agreement for off-campus housing?

    Refer to the model tenancy agreement at the website of the Consumers Association of Singapore.

    4) What should the tenancy agreement address?

    It should address all your requirements and concerns, including:

    • duration of lease – date of commencement and expiration of lease
    • termination of lease – notice period and penalties for early termination by the tenant and the landlord
    • when and how monthly rental should be paid
    • how much in deposit is required
    • whether utilities, for e.g., water, gas, electricity, trash disposal, and the radio and TV licence fee, are included in the rent
    • whether internet access is permitted
    • whether the use of cooking and laundry facilities is permitted
    • whether guests are permitted
    • who is responsible for maintenance and repairs
    5) Do I have to pay a commission to the property owner and/ or housing agent?

    Do sort out the issue of paying a commission before entering into or signing a lease agreement. Refer to the website of the Institute of Estate Agents for their guidelines.

    6) What do I do in the event of a dispute with the property owner?

    Attempt to negotiate a settlement with the house owner in the first instance. If the dispute is still not resolved, you may either contact ISC for assistance or visit community clubs which operate legal clinics or the Law Society of Singapore for advice. As lease agreements are private arrangements between property owners and students, NTU shall not be held liable for any adverse outcome or dispute arising from any lease agreement.


    Short-term housing
