The tenancy agreement is a legal agreement designed to protect both the rights of the tenant and the landlord. It sets out all the terms and conditions of the rental arrangement. Check your rights and responsibilities before signing off on a tenancy agreement and related documents. Obtain assurances for repairs and improvements in writing before you enter into any agreement or place a deposit. Get a receipt for any payment made with a description of what the payment is for and the terms of any refund as applicable.
A sample tenancy agreement is available from the Consumers Association of Singapore (CASE).
Commissions & Estate Agents
Before you view any piece of property, check whether a real estate agent is involved and whether you need to pay a commission should you decide to rent the property. Ensure you are dealing with the legitimate/authorised property agent. Refer to the websites of the Institute of Estate Agents and the Council for Estate Agencies.
